SurveyContinuity is the key to our complete preservation approach system. The first step is a conditions assessment performed by an architectural historian. The systems and causes of deterioration are identified, historically appropriate treatments are specified and a construction budget is generated. At this point, a consultant is typically done with the project, paid for her services, and the client must seek out and hire an architectural or engineering firm to scope and design the work identified during the conditions assessment. But not here.

SpecifyMost clients we encounter are mistakenly under the impression that all work must be specified or designed by an architect or engineer. While certainly best practice for new commercial construction, it's not the case where restoration work is concerned. Ward Hamilton is qualified to create construction documents, draft a request for quotes and develope bid packages. Whereas architects charge 20% or more of the total project cost for these services alone, our fees range from 5-7% and include both the Conditions Assessment and Project Supervision.

SuperviseScreening bidders and exercising due diligence is the next order of business in our system. The contract is awarded, work commences and supervision begins. This role is typically performed by yet another party who charges 3-5% of the total project cost. Acting as the clerk of the works, all aspects of project supervision are handled: construction management, change orders, billing, payment requisitions, and inspection of finished work. Alternatively, the work can be performed completely by Olde Mohawk Historic Preservation.
